Place strategy

The discipline of assessing whether the systems around a place, organisational, spatial, behavioural and capital, can carry the ambitions placed on them. It works the causes of lived experience, not the decoration.

Experience

Not a feeling and not a brand promise. Experience is how people actually live, decide, recover and perform inside a place, and it is causal: it produces outcomes, human and financial.

The four systems

Organisational, spatial, behavioural, capital. Every place runs on these four interlocking systems. When something breaks in the visible layer, the cause is almost always one or two systems down.

Experience Diligence (XD)

A four-to-six week pre-investment diagnostic for investors, BTR funds and family offices. It reads a project across the four systems before capital commits and delivers a risk read, an intervention set and an IC-ready memo.

XQ · Experience Quotient

A 0-100 score for how well an organisation or asset compounds lived experience into value. Used in the Winners & Losers series: winners score 70 and up, the watchlist sits between 40 and 69, losers score below 40.

The fifth diligence

Technical, legal, financial and commercial diligence sign off on a housing investment. The fifth diligence is the lived experience the building has to deliver to make the model true, and it is the one nobody underwrites.

Living infrastructure

Housing treated as infrastructure for human life rather than as a financial product. The home is the most repeated environment in a person's life; decisions made at the development table compound for decades.

The decade nobody underwrites

The period between handover and exit. The model is signed off in a quarter; the lived reality is held for a decade. That gap is where return is actually won or lost.

The hold

The years an owner actually holds an asset. Experience compounds over exactly this horizon, which is why the read lands hardest with owners who plan to stay.

The operating layer that holds a building's standard across operator changes, staff turnover and the years between development and exit. Delivered by Tenure, for institutional BTR owner-operators, alongside Yardi, MRI and CAFM.

An instrument for reading the lived experience of a building before, during and after handover: resident research, spatial observation and operational signals in one protocol. Part of the REDE practice.
