A home, for everyone.

Liven World develops next-generation residential environments designed around how people actually live - not around the spreadsheet they were sold from. Living infrastructure as a deliberate category, not a marketing claim.

Our thesis is simple. Housing is the most repeated environment in a person's life. Decisions made at the development table compound into outcomes that last decades. We design backwards from the lived reality we want to produce.

Built around lives, not just buildings.

REDE - Resident Experience Design - is an independent conceptual platform on experience as system architecture. The work that sits between the spatial brief and the operating reality, where most projects under-deliver and few people credibly bridge.

It is the practice ground for how the four-system framework gets applied to specific developments. Including LiveLens, an instrument for reading the lived experience of a building before, during and after handover.

The promise that survives the handover.

Tenure - Resident Identity Management - is the operating layer that holds a building's standard across operator changes, staff turnover, and the years between development and exit. Where REDE is the design discipline, Tenure is the advisory and digital platform that keeps the design honest over the hold period.

It runs the layer above the property stack - sitting alongside Yardi, MRI and CAFM, not replacing them. First cohort opens Q4 2026, working with institutional BTR owner-operators in the Netherlands.

User-Centered Real Estate

High-impact talks for the people writing the cheques.

A keynote platform focused exclusively on developers, investors and public-sector leaders. The talks reframe housing and place-making as user-centered practice - and reframe lived experience as a financial variable, not a soft one.

Used at IC offsites, board sessions, public-sector convenings and industry stages.

Plus two instruments built on the same thesis.

The four-system framework, productised. One as a pre-investment diagnostic, one as a defensible S-report for institutional housing owners. Both new this quarter; both already meeting their first audiences.

An instrument that arrives before the building.

A pre-investment diagnostic for investors, BTR funds and family offices. The same four-system framework deployed as a fixed-scope read — to assess whether the systems around a place can carry the hold-period model the capital was committed to, before the model meets the resident.

Initial sessions scheduled with real estate investors in London. 2026 closed to new engagements; Q1 2027 opens in October.

Instrument 02 · Research

The S in ESG, evidenced rather than scored.

A research practice that turns the S in ESG into a defensible output instead of a satisfaction score. Three things in one chain: a branded resident app, a realtime dashboard for asset managers, and a ~100-page S-Report citable in CSRD, SFDR and GRESB submissions.

Pilot running across five assets in Amsterdam, Utrecht and Den Haag — 184 resident interviews this quarter. Active search for first institutional BTR owners to run it as a standing practice.

Plus selective advisory engagements each year.

Beyond the four platforms, I take a small number of independent advisory mandates with founders, developers, investors and boards working at the intersection of organisations, environments and capital.
